Large, Medium and Small Associations Welcome!
We work with the Board of Directors to implement various projects and handle the day to day operations of the association as well as:
+ Collection of monthly association dues or assessments, collecting delinquent dues.
+ Paying association bills. Whomever does this must be directly involved with the daily issues of the association. Typically a CPA or an Attorney will pay the bills as they come in, possibley not understanding what they ae for. We take the time to review them, to be sure the bills are accurate before they are paid.
+ Selling or Leasing vacant units (we are active REALTORS).
+ Working with the Board to establish dues and a yearly budget.
+ Maintaining income and expense spreadsheets and preparing tax information for the Association accountant.
+ Enforcing rules and regulations and implementing new policies based on the Boards directives. + Recognizing needed maintenance projects and acting on them promptly or when the budget allows.
+ Bidding, hiring and supervising any subcontractors.
+ Signing 6d's and resale questionnaires.
The Board or Trustee(s) will have 24/7/365 access to the associations income and expense information via a password protected, designated page on our site.
Maintenance wise we handle absolutely everything having to do with the property, usually in house and within a short time frame because we only work on our managed properties. This definitely keeps the time to do the repairs and costs low by not sub-contracting out unless absolutely necessary via a full time maintenance staff and fully equipped maintenance facility.
We guarantee a manager will check on the property weekly to establish what issues (if any) need to be addressed and form a definite plan of action.
All Board members and Trustees have access to our 24/7 Emergency Line in case of an emergency.
